Frequently Asked Questions
FAQs
How do I ensure that I’m kept up to date during the building process?
We understand that builders can go missing and we pride ourselves on good communication.
We use our own online portal that ensures you’re kept up to date every step of the way, including photos and daily updates in real time.
This portal also ensures that all our partners and suppliers are working to the same timeline and schedule as us (which you can also view).
How do I make sure I’m not overpaying for my project?
We don’t want you to pay more than you need to, and we ensure you’re not wasting your hard-earned money.
Hyspec Homes work to a set profit margin to ensure we can maximise your budget and we have a well-running business model to ensure this.
While we understand it might be tempting to choose a cheaper builder, the cost if they go under or if something were to go wrong, the cost to correct this can heavily outweigh paying slightly more.
It’s for this reason that we are relied upon by hundreds of clients across Sydney.
My current home doesn’t cater to my lifestyle and taste. How can Hyspec Homes help?
We want you to love the design and functionality of project, and we take pride in our workmanship so that you can be proud of the finished product.
Is there a way of having confidence in a completion date?
We don’t want you to miss out on a family event in your new home, but this isn’t always possible.
We will take into consideration your future plans, and if it’s possible to deliver your home to meet the agreed dates, we will. If not, we’ll always be realistic with you as completion dates and provide progress updates in our portal.
Can I ask questions at any time?
We’ll always keep you in the loop! Any questions or queries you have, we’re always available within business hours to chat on the phone or via email if anything outside of the information in the client portal is missing.
I’m not a construction expert, how do I understand all the building jargon?
Builders can be intimidating, using industry jargon that you may not be clear on. At Hyspec Homes, we’ll always explain the process and clarify any confusing building terminology in a way that you can understand.
If anything doesn’t make sense, don’t hesitate to ask – there are no stupid questions.
How do I make sure my design stands out and doesn’t just look like a project home?
We work with experienced and creative architects, who know how to design striking, unique homes built to the highest quality.
What’s a variation in a quote?
Variations can be introduced for a variety of reasons. The most common reason for a variation is a change of mind on materials, finishes or fixtures, and for that reason the cost changes.
You could also incur variations if unforeseen work arises, though we’ll always let you know if this is the case.
What’s the difference between an estimate and a quote?
The terms ‘quote’ and ‘estimate’ are used pretty loosely by many builders. The first step is to always start out with an estimate. Based on your requirements (i.e how many bedrooms, bathrooms etc), the estimate is your starting point on your project. They’re ballpark figures based on your rough requirements, but certainly not detailed.
A quote on the other hand is a more detailed document that is lengthy and includes information and specifics on your project, and is based on things like drawings, material and labour.
What are provisional sums in pricing?
Provisional pricing is simply items that we may not know the price of as yet, or it may be for things we can’t put an accurate price on due to either lack of information or unknown issues.
We know some builders like to quote a low provisional sum in the hope you’ll appoint them on your project, but we’d rather get this accurate so there are no surprises.
The more information we get, and the more definite selections you make, the less provisional items there will be. However, some items such as excavation may stay provisional until construction begins.
